Asheville Market Insight, January 2025
Hi friends. We're well into 2025 now and, looking at real estate market stats for the Asheville area, it appears that every marker on this graphic has gone up. Average sales price increased at a solid 4.3% while median sales price saw a hefty 8.3% rise. The big jump in new listings is likely because of the many homes that came off the market when hurricane Helene hit, those who waited to list until after the holidays and those who are finally ok with buying at current interest rates once they sell their home. The most interesting stat may be the percent of original list price received which has started to move back up. I'd say this is a combination of sellers pricing more accurately to begin with along with continued buyer demand.
