March is the month when people come out of their winter slumber. It can happen in real estate too. And even though key indicators like days on market, months supply, inventory and percent of original list price received moved in favor of buyers in March, there were signs of the slumber ending. Buyer activity increased as closed sales and pending sales went up. Average sales price jumped up year over year too, although this is often driven by the luxury sector. 

It's nearly May and what we're seeing are more and more people ready to buy and sell. Note that the upper ends of the market are taking much longer to sell than the current average days on market while the mid-range homes, which make up the bulk of that average, are occasionally going under contract quickly, if they're prepped and updated. Both buyers and sellers should take their cues from that - the prepped, updated and ready to show homes sell faster.
