We're in the thick of the summer market with prices, inventory, months supply all higher year over year as well as month to month. We've seen some properties receiving multiple offers and quickly moving under contract while other properties sat and had to endure price adjustments. Buyers, while wary of interest rates and their diminished buying power from a couple years ago, are still savvy and looking for a good deal on a home they'll love. Many of the price adjustments we've seen have stemmed from sellers over-valuing an aspect of their property, be it an addition, updates or a specific feature that doesn't hold value in the eyes of all buyers. Objective and proper pricing based on data will continue to be a key ingredient to a successful sale.
