This month I’m starting with something obvious right out of the gate: The market of Summer 2020 to 2024 is gone. 2025 is a very different story. I hope that has become clear. All the major markers have moved soundly away from the seller’s market of yore. Properties are taking longer to sell, there’s more inventory and month’s supply, downward price adjustments are plentiful and there’s a softening ratio of sales price to percent of original list price received. It’s very important to let this sink in and act accordingly as holding onto expectations of outcomes from markets bygone can lead to a lot of hurt. However, all is not lost. This is a market of opportunity.
As a buyer, you have more options in front of you than you've had in a long while and there are deals to be had. I can recommend multiple great local lenders so you can figure out that piece of the puzzle, if needed. As a seller, you need to know buyer’s are looking for value. Buyer’s will not consider a home that’s over priced. In fact, they aren’t even booking showings for homes that aren’t in the ballpark.
